SALES BY MONTH
The 1st table shows monthly home sales for 2005 through YTD 2009 with annual totals and percent gains compared to the previous year. 2005 posted the strongest percentage gain over previous years and outperformed 2004 by over 22%. The first trimester of '07 results were less than stellar but sales picked up beginning in May. 2007 bested '06 by 1 sale. 2008 stayed even with the same period in '07 through April but subsequent months changed all that bringing the 2008 decrease to 17 homes or a 43.6% decrease. 2009 continues the downward trend with the first 9 months posting an additional 27.7% decline.

This table shows the annual unit sales for homes for 2005 through YTD 2009 for each designated price range with unit and percentage increases together with days on the market. White Oak home sales continue to be predominately under $300,000 representing 66% of unit sales in the past year. Of the 22 homes sold in 2008, the average sale price was $283,782 (down 1.8% from 2007) selling at an average of 92.5% of list price and had a 1.0% average annual appreciation rate. Our current inventory of 28 homes for sale, representing an 18.7 months supply, has an average list price of $310,235.
