FAYETTE SALES BY MONTH
The 1st table shows monthly unit sales of existing homes for 2006 through YTD 2010 with annual totals, and unit and percent gains / losses compared to the previous year. 2006 posted a loss of 2.9%. 2007 hit a brick wall posting a 19.6% loss in unit sales compared to '06. Nov '08 & Feb '10 posted the worst 2 months in 10 years. Unit sales lost additional ground in '08 going into overdrive by posting a 28.5% decrease. Compared to 2005's all time high of 1,705 sales, 2008 sales represents a decrease of 44.2% for existing homes. In addition to the 952 existing homes sold, 181 new homes sold in 2008 (16.0% of the total of 1,133). The decline seems to have ended in 2009 posting slighty over even with 2008 for existing home sales. Some good news is we had 5 consecutive months during the last half of '09 that out performed the same months in '08 bringing 2009 sales virtually parallel to 2008. However, those increases during the last half of '09 were partially fueled by the tax credit stimulus and those increases generally ended when the tax credit expired on Sept 30, 2010. As of the end of '10, the decline in existing home sales since 2005, the high-water mark for Fayette, was 45.3%.
In addition to the 65 existing homes sold in Dec '10, 6 new homes sold for a total of 71 homes sold.

This table shows the annual unit sales for existing homes for 2006 through YTD 2010 for each designated price range with unit and percentage increases together with days on the market (DOM) for 2010. Fayette County existing home sales continue to be predominately under $250,000 representing 63% of the unit sales in 2010. The average existing home sale price (excluding condos) in 2010 was $237,294 (down 2.8% from 2009) selling at an average of 94.7% of list price, down 4/10th of a percent from 2009. As of Jan 1, 2011 there were 1,061 existing homes and 89 new homes for a total of 1,150 homes for sale in Fayette County representing a blended average of 13.8 months supply on the market, the highest in the 9 county southern crescent region.
