SALES BY MONTH
The 1st table shows monthly unit sales for all homes for 2006 through YTD 2010 with annual totals and percent gains compared to the previous year. New home sales in Troup, which represented 24% of total home sales in the county, posted a loss in 2008 of 30%. New home sales in virtually all Georgia counties have experienced a complete meltdown. In Troup, new home sales in '09 were 23% of the total, almost identical to '08. The real estate crash began in Troup as it did for all Georgia counties, in 2007 declining 10.3%. 2008 saw decreased sales go into overdrive with the annual drop in unit sales of 27.6%, the biggest 1 year drop since we began keeping records. The decline slowed somewhat with 2009 reporting an additional 14.7% drop in unit sales. Since 2006, Troup's high-water mark, unit sales have decreased 42.3% in 2010. Of the 580 homes sold in 2010, 87 or 15% were new homes, only significantly below 2006's 25.7%.

This table shows the annual unit sales for all homes for 2006 through YTD 2010 for each designated price range with unit and percentage increases together with days on the market. Troup County home sales continue to be predominately under $125,000 representing 68% of the unit sales in 2010. The average home sale price in 2010 was $107,210 (down 16.5% from 2009) selling at an average of 93.5% of list price. As of Jan 1, 2011 there were 542 existing homes and 98 new for a total of 640 homes for sale in Troup County and posting a 13.2 months supply for existing homes and 13.2 for new homes. The blended average is a 13.2 months supply.
