SALES BY MONTH
The 1st table shows monthly unit sales for all homes for 2006 through YTD 2010 with annual totals and percent gains compared to the previous year. In 2009, new home sales in South Fulton represented only 20.3% of total home sales and posted a loss compared to 2008 of 28% in unit sales. New home sales in virtually all Georgia counties have experienced a complete meltdown. The real estate crash began in So Fulton, as it did for all Georgia counties, in 2007 declining 15.0% compared to 2006. 2008 saw a minor increase in unit sales but the drop in average prices went into overdrive with an annual drop of 18.6%, the biggest 1 year drop since we began keeping records. Average prices took another major hit in 2009 of another 25.6% eclipsing even 2008 falling to $100,688, the 2nd worst reduction in all the south Atlanta counties behind Clayton. Since 2006, the high water mark for South Fulton, the average price of homes has fallen 43.4% as of the end of 2010.

This table shows the annual unit sales for all homes for 2006 through YTD 2010 for each designated price range with unit and percentage increases together with days on the market. So Fulton County home sales continue to be predominately under $100,000 representing 58.7% of the unit sales in 2009. The average home sale price in 2009 was $100,688 (down 25.6% from 2008) selling at an average of 95.8% of list price. Since 2006, avg prices have fallen 43.4% through the end of Nov 2010. As of Jan 1, 2011 there were 1,299 existing homes and 312 new for a total of 1,611 homes for sale in So Fulton County and posting a 8.7 months supply for existing homes and 9.1 for new homes. The blended average is a 8.7 months supply.
