SALES BY MONTH
The 1st table shows monthly unit sales for all homes for 2006 through YTD 2010 with annual totals and percent gains compared to the previous year. In 2010, new home sales in Clayton represented only 9.6% of total home sales and posted a loss compared to 2009 of 9.5% in unit sales. New home sales in virtually all Georgia counties have experienced a complete meltdown. The real estate crash began in Clayton, as it did for all Georgia counties, in 2007 and by the end of 2010 the decline in unit sales has been 25.7% compared to 2006.

This table shows the annual unit sales for all homes for 2006 through YTD 2010 for each designated price range with unit and percentage increases together with days on the market. Clayton County home sales continue to be predominately under $100,000 representing 86.6% of the unit sales in 2010. The average home sale price in 2010 was $55,101 (down 3.7% from 2009) selling at an average of 96.3% of list price. Since 2006, avg prices have fallen 58.1%. As of Jan 1, 2011 there were 1,862 existing homes and 229 new for a total of 2,091 homes for sale in Clayton County and posting a 7.2 months supply for existing homes and 8.4 for new homes. The blended average is a 7.4 months supply.
While total unit sales are down 25.7% compared to the same period in 2006, 2010 dollar volume has plummeted 68.8% compared to 2006, the most significant percentage loss in the 9 county southern crescent region.
