SALES BY MONTH
The 1st table shows monthly unit sales for all homes for 2006 through YTD 2010 with annual totals and percent gains compared to the previous year. In 2010, new home sales in Douglas represented only 9.1% (132 new homes) of total home sales compared to 13.7% in 2009. New home sales in virtually all Georgia counties have experienced a complete meltdown. The real estate crash began in Douglas, as it did for all Georgia counties, in 2007 declining 16.7% compared to 2006. 2009 saw a minor increase in unit sales but the drop in average prices went into overdrive with an annual drop of 20.2%, the biggest 1 year drop since we began keeping records. Since 2006, the high water mark for Douglas, the average priceof homes has fallen 38.9% as of the end of 2010.

This table shows the annual unit sales for all homes for 2006 through YTD 2010 for each designated price range with unit and percentage increases together with days on the market. Douglas County home sales continue to be predominately under $100,000 representing 57.2% of the unit sales in 2010. The average SFR home sale price in 2010 was $111,289 (down 10.3% from 2009) selling at an average of 96.4% of list price. Since 2006, avg prices have fallen 38.9%. As of Jan 1, 2011 there were 1,243 existing homes and 103 new for a total of 1,346 homes for sale in Douglas County and posting an 11.5 months supply for existing homes and 9.8 for new homes. The blended average is an 11.1 months supply.
While unit sales are down 34.7% in 2010 compared to 2006, dollar volume has plummeted 60.1% due to the decline in average prices.
