SALES BY MONTH
The 1st table shows monthly unit sales for all homes for 2006 through YTD 2010 with annual totals and percent gains compared to the previous year. In 2009, new home sales in Carroll represented only 9.6% of total home sales and posted a loss compared to 2008 of 28.0% in unit sales. New home sales in virtually all Georgia counties have experienced a complete meltdown. The real estate crash began in Carroll, as it did for all Georgia counties, in 2007 declining 21.7% compared to 2006. 2009 saw a minor increase in unit sales but the drop in average prices went into overdrive with an annual drop of 19.6%, the biggest 1 year drop since we began keeping records. By Oct 31, 2010, the avg price of homes fell 44.1%compared to 2006, the high water mark for Carroll.

This table shows the annual unit sales for all homes for 2006 through YTD 2010 for each designated price range with unit and percentage increases together with days on the market. Carroll County home sales continue to be predominately under $100,000 representing 61.3% of the unit sales in 2009. The average home sale price in 2009 was $96,742 (down 19.6% from 2008) selling at an average of 93.0% of list price. Since 2006, avg prices have fallen 44.1% as of Oct 31, 2010. As of Nov 1, 2010 there were 885 existing homes and 31 new for a total of 916 homes for sale in Carroll County and posting an 10.4 months supply for existing homes and 5.0 for new homes. The blended average is an 10.1 months supply.
YTD 2010, dollar volume plummeted 62.4% compared to the same 10 months in 2006.
