FAYETTE NEW HOME SALES BY MONTH
The 1st table shows monthly unit sales for new homes for 2006 through YTD 2011 with annual totals and percent gains / losses compared to the previous year. New home sales in previous years had accounted for 21% of total home sales in Fayette County. However, in 2008 the percentage fell to 16% and in 2009 it fell to 13%.. 2007 and 2008 saw new home sales take a nose dive posting a 37.8% and 34.1% loss respectively in unit sales. 2009 saw a continued decline in new home sales dropping another 23.1% with 2010 falling another 47.9%. Sept 2010 posted the lowest unit sales in the past 3 decades, Jan the 2nd worst, and Nov the 3rd worst. Compared to 2005, Fayette's market peak year, 2010 new homesales were down 84.7% (478 v. 73).

FAYETTE NEW HOME SALES BY PRICE
This table shows the annual unit sales for new homes for 2006 through YTD 2011 for each designated price range with unit and percentage increases together with days on the market. Fayette County new home sales continue to be predominately under $400,000 representing 54% of the unit sales in 2010. The average new home sale price for 2010 was $410,858 (up 8.6% from 2009) selling at an average of 95.7% of list price. As of Apr 1, 2011 there were 1,231 existing homes and 73 new for a total of 1,304 homes for sale in Fayette County.
