2 PRICE PER SQ FT CALCULATION: To compare apples to apples some adjustments had to be made using the same calculations as an appraisal. If a home has a basement, a $12 per sq foot value is given to an unfinished basement and a $25 per sq foot value is given to a finished basement and that value is reduced from the list price prior to calculating the price per above grade square footage. Additionally, if a home is on the golf course a $20,000 value is assigned and reduced from the list price prior to computing the price per sq foot. (i.e. List Price minus basement value and/or minus golf course value = Net List Price for finished, heated, above grade square footage divided by above grade, heated square feet = price per square foot). No adjustments were made for construction materials, features, condition, or age.
