SALES BY MONTH

The 1st table shows monthly unit sales for new homes for 2006 through YTD 2010 with annual totals and percent gains compared to the previous year.   New home sales in previous years had accounted for 42% of total home sales in Coweta County. However, in 2008 the percentage fell to 34% and in 2009 it fell to 25%.. 2007 and 2008 saw new home sales take a nose dive posting a 19.7% and 39.8% loss respectively in unit sales. 2009 saw a continued decline in new home sales dropping another 33% with 2010 falling another 28.9%. Jan, Feb, & Oct 2010 posted the lowest monthly unit sales in the past decade. Compared to 2006 sales, the market peak year, 2010 new home sales are down 76.8%.

SALES BY PRICE

This table shows the annual unit sales for new homes for 2006 through YTD 2010 for each designated price range with unit and percentage increases together with days on the market.  Coweta County new home sales continue to be predominately under $250,000 representing 52% of the unit sales in 2010.  The average new home sale price for 2010 was $255,818 (up 6.7% from 2009) selling at an average of 97.7% of list price.  As of Jan 1, 2011 there were 1,219 existing homes and 249 new for a total of 1,468 homes for sale in Coweta County representing a blended average of a 11.4 months supply of homes for sale.
